Our approach

A closer look at how we help.

Our work starts with your decision. These are the services, people and experience behind it.

What we do

Two ways we help you move forward.

Start with an asset you own.
Or a question you need answered.

Understand your asset.
Assess your options.

A Capital Readiness Assessment explains your current position through AssetScore, material risks and the evidence behind them. A separate assessment can examine a proposed programme and the assumptions it depends on.

What you receive

  • A written assessment of your current position, with AssetScore and material risks.
  • Supporting evidence, assumptions and the gaps that affect the decision.
  • When commissioned, a separate proposed-programme assessment with its costs, assumptions and dependencies.

Research shaped
around your brief.

Start with your investment or business brief. We follow relevant changes, investigate specific situations and assess possible acquisitions where that is your question.

Depending on your brief

  • Ongoing relevant signals, with what happened and why it may matter to you.
  • Investigations of specific situations and the evidence behind them.
  • An initial acquisition review when that is your question, with the scope and remaining diligence clear.

Four questions we can help you answer.

01

What is the golf operation worth?

Assess the operating business through 10 categories and 43 data points. An indicative value range is included where agreed and supported by the evidence.

02

What impact does the course have on the real estate?

We examine its impact on lot and home values, absorption and the value an architect brings to the project. Estimates are included where agreed and supported by the evidence.

03

What are the risks?

We identify the risks that affect value, financing and your ability to execute, and show what needs to be resolved. These include water rights, ground leases, membership deposits and deferred capital needs.

04

Who is the right capital?

Assess which buyer, lender or partner profiles fit the asset and its risks. Capital fit is analysis; introductions and funding are separately agreed.

Who we help

Who we work with.

Developers

We model how the course impacts home values and absorption so you can test the proposed golf investment and support it with your partners and lenders.

Owners & Clubs

Whether you are planning a sale, recapitalisation, renovation, capital improvement programme or succession, we show you where your asset stands against our published framework, so you can decide with the evidence in view.

Investors & PE

Screen an acquisition against a consistent framework and identify structural risks before committing to full diligence.

Lenders & brokers

An independent assessment, with A/B/C evidence grades by data point or category, to support credit decisions and listings.

We also work with operators, architects and vendors through research shaped around their brief. Explore focused research

How it works

Our process.

1

Introductory call

We discuss the asset or brief, your objectives and the decision ahead. We agree the scope, inputs and delivery date.

2

Data collection

We agree what information is needed. For an owner assessment, you share the available asset documents. For research, we start with the brief and relevant sources.

3

Analysis

We assess the operation, real estate impact and material risks, comparing capital scenarios where the scope calls for them.

4

Delivery

We deliver your assessment or research and walk your team through the findings, assumptions and next decisions.

Results

$26M

saved for a developer on a golf resort in the Carolinas.

We evaluated the resort under three scenarios: its existing condition, a basic renovation, and a full redesign with residential development. Each scenario had its own assessment score and a seven-year pro forma, helping ownership compare the choices and the assumptions behind them.

Before committing capital

What changes.
What it depends on.

A proposal needs a comparison with today. We keep the current situation and the proposed programme separate, so you can see the assumptions behind the decision.
