Bridging golf and capital.

Golf owners and operators look at a course one way. Investors and lenders look at cash flow, risk and exit. Deals stall when those two views do not line up. We present the asset in the terms capital underwrites, so every party is working from the same information.

What we do

Our assessment answers four questions.

  • What is the golf operation worth?

We value the course as a going concern using our proprietary methodology of 10 categories and 43 data points to provide an AssetScore.

  • What impact does the course have on the real estate?

We measure its impact on lot and home values, absorption and the value an architect brings to the project.

  • What are the risks?

We identify the risks that affect value, financing and your ability to execute, and show what needs to be resolved. These include water rights, ground leases, membership deposits and deferred capital needs.

  • Who is the right capital?

We identify the buyer, lender and partner profiles that fit the asset, so your time is spent on the right conversations. Introductions are agreed separately.

$26M

saved for a developer on a golf resort in the Carolinas.

We evaluated the resort under three scenarios: its existing condition, a basic renovation, and a full redesign with residential development. Each scenario had its own AssetScore and a seven year pro forma, helping ownership compare the choices and the assumptions behind them.

FAQ

Questions owners ask.

  • Can you tell me what my course is worth?

We assess the course as a going concern. An indicative value range is included where agreed and supported by the evidence. It is not a formal valuation or appraisal under a valuation standard.

  • Can you show what a renovation would change before I commit?

When commissioned, a separate assessment examines the proposed changes and the assumptions they depend on. A conditional score or value improvement does not establish permission, funding or an investment return.

  • Do you find buyers or lenders?

We identify the buyer, lender and partner profiles that fit the asset. We do not broker transactions. Introductions are agreed separately.

  • Do you take a commission if I sell or refinance?

No. Our fees are fixed and independent of transaction outcomes. We do not receive success fees, commissions, or transaction-based compensation.

  • Who sees my financials?

All client information and assessment outputs are treated as confidential. We do not share client information with third parties except as required by law or as necessary to deliver our services.

  • What does an assessment cost?

We do not publish prices. Assessments are delivered on a fixed-fee basis, agreed with you in writing before work begins.

  • How long does it take?

The delivery date is agreed in writing before work begins, together with the scope and the information needed.
