AssetScore
A structured assessment on a 0–100 scale. Category weights reflect the type of asset being assessed.
Our methodology
We bring the operation, land, finances and risks into one assessment. You can see what supports the findings, what is uncertain and what needs further work.
Explore the frameworkRead together
A structured assessment on a 0–100 scale. Category weights reflect the type of asset being assessed.
Issues such as water rights, lease exposure or membership liabilities are shown separately. A high score does not make them disappear.
We distinguish independently verified information, owner-provided evidence and assumptions. Missing information remains visible.
The framework
The same structure helps us examine each asset consistently. Each point may draw on several documents or observations.
Where does demand come from, and how durable is it?
How strong are the course, its playing conditions and practice provision?
What supports the reputation and identity of the business?
What land is controlled, and which uses have supporting evidence?
How do hospitality and other activities support the operation?
What condition are the buildings, equipment and infrastructure in?
How well is the operation managed and controlled?
What does the business earn, and how clearly is it documented?
Who can make decisions, and is the information ready?
What debt and financing obligations affect the asset?
Weights vary by asset type. Coverage and the basis of the assessment matter when comparing results; an omitted item does not mean an issue is clear.
Evidence
The grade describes the evidence behind a judgement. It does not certify that diligence is complete.
Current and proposed
A proposed programme has its own costs, assumptions and dependencies. A conditional score or value improvement does not establish permission, funding or an investment return.
Published basis and limits
AssetScore supports screening and structured analysis. It is not a credit rating, an independent valuation or an investment recommendation. Its predictive performance and market-price calibration have not been formally validated.
An indicative value range is included where agreed and supported by the evidence. It is separate from AssetScore and from a formal appraisal.
