For golf owners and investors
Slope Intelligence bridges golf and capital. Our proprietary assessment methodology analyzes both the golf operation and the real estate around it, so owners, developers and investors can make decisions with confidence.
Arrange an introductory call How it works
Independent. We do not take transaction fees from buyers or sellers.
Golf owners and operators look at a course one way. Investors and lenders look at cash flow, risk and exit. Deals stall when those two views do not line up. We present the asset in the terms capital underwrites, so every party is working from the same information.
What we do
We value the course as a going concern using our proprietary methodology of 10 categories and 43 data points to provide an AssetScore.
We measure its impact on lot and home values, absorption and the value an architect brings to the project.
We identify the risks that affect value, financing and your ability to execute, and show what needs to be resolved. These include water rights, ground leases, membership deposits and deferred capital needs.
We identify the buyer, lender and partner profiles that fit the asset, so your time is spent on the right conversations. Introductions are agreed separately.
Who we help
We model how the course impacts home values and absorption so you can test the proposed golf investment and support it with your partners and lenders.
Whether you are planning a sale, recapitalization, renovation, capital improvement program or succession, we show you how capital will view your asset so you can make every decision with confidence.
Screen acquisition targets against one consistent framework and identify structural risks before committing to full diligence.
An independent assessment, with every data point graded on the quality of its evidence, to support credit decisions and listings.
How it works
We discuss the asset, your objectives and the decision in front of you.
You upload financials, operating data and site information through our secure owner portal. We supplement it with market data.
We build the AssetScore, value the operation and the real estate impact, and run capital scenarios where needed.
We deliver the Capital Readiness Assessment and walk your team through the findings.
Results
saved for a developer on a golf resort in the Carolinas.
We evaluated the resort under three scenarios: its existing condition, a basic renovation, and a full redesign with residential development. Each scenario had its own AssetScore and a seven year pro forma, helping ownership compare the choices and the assumptions behind them.
Why Slope
We do not take transaction fees from buyers or sellers. Our only role is the analysis.
Every asset is measured against the same published framework, so results can be compared and defended.

When commissioned, a separate assessment examines the proposed changes and the assumptions they depend on. A conditional score or value improvement does not establish permission, funding or an investment return.
We identify the buyer, lender and partner profiles that fit the asset. We do not broker transactions. Introductions are agreed separately.
